We hold no MLS feed and no listing scrape. Everything above is a public record that anybody may request; we have simply put it in one place and run the arithmetic on it.
Until somebody reads the actual recorded mortgage, the loan type, rate and balance are inferred from the deed date — the day the deed and the mortgage were signed, which is weeks before the county stamps them as recorded. That inference is reasonable and it is clearly wrong sometimes — which is why every such figure carries the word estimated and every such report carries the ESTIMATED stamp.
The rate comes from the PMMS average for the month of sale. The balance is amortised forward from an assumed original loan on a standard 30-year structure. Loan type is guessed from the era.
A person opened the recorded mortgage at the county office and read the loan type, document date and original amount off the page. The report is reissued with those facts and stamped VERIFIED.

The thresholds are fixed and applied the same way to every property. We do not tune them per customer, and a NEGATIVE verdict costs you nothing to receive.
