The deal

Terms

AssumeCheck sells data reports compiled from New Jersey public records. It is not a lender, a broker, an appraiser, a law firm or a financial adviser, and nothing it produces is an offer of credit or a recommendation to buy or sell property.

What you are buying

A report that states what the public record shows and runs standard amortisation arithmetic on it. Figures marked estimated are inferred, not confirmed, and may be wrong.

A verification order buys a person's time reading the recorded mortgage at the county office and recording what it says. If the document is ambiguous we report that rather than guess, and that is a completed order.

What we do not promise

That a servicer will approve any assumption. Only the servicer decides, and they underwrite the buyer.

That the estimated loan type, rate or balance is correct before verification. Refinances in particular are invisible to the estimate.

Any particular outcome in a transaction.

Refunds

If a report is wrong on a matter of recorded fact, email support@assumecheck.com and we refund it. Addresses we do not hold are never charged in the first place.

Liability

Our total liability for any claim is limited to what you paid us. Confirm the loan with the county record and the servicer before making an offer.
