A parcel in the low-rate era is one whose deed date falls inside the window when mortgage rates sat far below today's. Those are the loans worth asking about — it does not mean the loan is assumable, which depends on whether it is FHA, VA or conventional.
Whether a mortgage can be assumed is decided by the note itself, and the note is on file with the Passaic County Clerk in Paterson. FHA and VA loans are assumable by law; a conventional loan carries a due-on-sale clause and generally is not. Until somebody reads that document, the loan type is estimated from the deed date, and every report says so on its face.
